Through our network of trusted partners, you will have someone with you every step of the way to help you purchase your home. And by using an IHDA MORTGAGE product, we will ensure that you can afford the home you buy. Our programs offer safe, fixed interest loans at affordable rates. Qualified homebuyers can receive down payment and closing cost assistance.

Across Illinois nearly 10% of all first-time homebuyers utilize IHDA MORTGAGE products to help with the additional leverage needed to bridge the gap of homeownership. In an effort to continue to grow on the state’s success in serving historically underrepresented communities, we want to announce two exciting programs which provide further opportunity to increase generational wealth and build homeownership accessibility.

 

OpeningDoors

IHDA Mortgage Opening Doors, or Abriendo Puertas, is designed to provide a safe and affordable lending program that allows families across Illinois the opportunity to break the cycle of renting and achieve a path to homeownership. Opening Doors will provide:

  • a safe, affordable 30-year 1st mortgage with a fixed interest rate and
  • a 0% interest 2nd mortgage for $6,000 in down payment and/or closing cost assistance. This 2nd loan is forgiven after five years.

Borrowers may be:

  • first-time or non first-time homebuyers
  • live in any county statewide
  • DACA Recipients (Dreamers) are eligible!

To assist homebuyers with down payment and/or closing costs associated with purchasing a home in the State of Illinois, IHDA Mortgage, offers Opening Doors which offers $6,000 in assistance for down payment and/or closing costs. Your contribution is limited to $1,000 or 1 percent of the purchase price, whichever is greater.

Offers:

  • $6,000 in assistance for down payment and/or closing costs, forgiven monthly over 5 years – it’s a loan that does not have to be repaid
  • 30-year, fixed rate mortgage with a competitive interest rate
  • Choice of FHA, VA, USDA or FNMA HFA Preferred, FHLMC HFA Advantage only loan types

Requirements:

  • First-Time and Non First-Time Homebuyers are allowed
  • All Illinois counties are eligible
  • Contribute $1,000 or 1 percent of the purchase price, whichever is greater
  • Meet the income and purchase price limits
  • Minimum credit score – 640 for all loan types
  • Live in the home as primary residence
  • Complete homeownership education prior to close (online and in-person options available)
  • New construction is allowed

The Access Forgivable mortgage is a safe, 30-year, fixed rate mortgage. That means your interest rate will never change. Are you concerned about saving for the down payment? Access Forgivable offers up to a maximum of $6,000 in assistance for down payment and closing costs. Your contribution is limited to $1,000 or 1 percent of the purchase price, whichever is greater. So for as little as $1,000 out of pocket, you can get into your new home.

  • 4% of the purchase price up to $6,000 in assistance for down payment & closing costs, forgiven monthly over 10 years – it’s a loan that does not have to be repaid
